Booking and Stay Terms

§1 General Provisions

  1. These Terms define the rules for booking and staying at "Domek w sam las" located at Osiedle Osobie 11A, 34-451 Ochotnica Dolna ("Property").
  2. Making a reservation means reading and accepting these Terms.
  3. The owner of the Property and the party to the rental agreement is Artur Królczyk ("Lessor").
  4. The Property is designed for a maximum of 10 people (including children).

§2 Reservation and Agreement

  1. Reservations can be made:
    1. via the website form,
    2. by email: kontakt@domekwsamlas.pl,
    3. by phone at +48 509 184 286,
    4. via an external booking system
  2. In response to an inquiry, the Lessor sends the stay conditions, available dates, price and payment information.
  3. The short-term rental agreement is concluded when:
    • the reservation is confirmed by the Lessor and
    • a deposit is credited to the Lessor's account (if a deposit is required) or explicit confirmation in the booking system.

§3 Payments and Deposit

  1. The stay price is provided each time in the offer / correspondence with the Guest or in the booking system and includes the rental fee for the entire Property for the specified number of people.
  2. The Lessor may condition the reservation confirmation on payment of a deposit of 30% of the stay value within 2–3 days of receiving preliminary confirmation.
  3. The remaining amount for the stay is payable:
    • by transfer no later than 7 days before arrival, or
    • in cash / BLIK on the day of arrival – as agreed with the Lessor.
  4. Failure to pay the deposit by the specified deadline may result in cancellation of the reservation.

§4 Cancellation and Date Change

  1. The Guest may cancel the reservation free of charge up to 30 days before the planned arrival – in such case, the deposit (if paid) may be refunded or credited towards another date, as agreed by the parties.
  2. In case of cancellation after the above deadline or if the Guest does not appear at the Property on the agreed date, the paid deposit is generally non-refundable.
  3. Changing the stay date is possible subject to Property availability and requires confirmation by the Lessor. The change may involve a price adjustment according to the current price list.

§5 Arrival, Departure and Stay Rules

  1. The stay period lasts from 3:00 PM on the arrival day until 11:00 AM on the departure day, unless the parties agree otherwise.
  2. The Guest is obliged to inform about the approximate arrival time in advance.
  3. Only persons registered at the time of reservation may stay at the Property. The stay of additional persons requires the Lessor's consent and may involve an additional fee.
  4. The Guest is obliged to use the Property and its equipment in accordance with its intended purpose, respecting social coexistence rules and neighbors' peace.
  5. Smoking tobacco and using e-cigarettes is only allowed in designated outdoor areas. There is an unconditional smoking ban inside the cabin.
  6. Pets are possible after individual agreement with the Lessor and may involve an additional fee or deposit – details are agreed before arrival.
  7. The jacuzzi and other equipment (e.g., electric fireplace) must be used according to the instructions left at the Property. The Guest is liable for damages resulting from non-compliance with the rules.

§6 Deposit and Liability

  1. The Lessor may collect a refundable deposit of 500–1000 PLN to secure potential damages – information about the deposit will be provided to the Guest no later than at the reservation confirmation stage.
  2. The deposit mentioned in sec. 1 is refunded no later than on the departure day (or by transfer within 7 days) after checking the Property condition, deducting any costs of repairs for damages caused by the Guest.
  3. The Guest is materially liable for any damage, destruction or shortages in equipment caused by their fault or the fault of persons staying at the Property with them.
  4. The Lessor is not liable for:
    1. valuable items left at the Property,
    2. inconveniences beyond their control (e.g., power, water, internet outages caused by supplier failures).

§7 Personal Data

  1. The administrator of Guests' personal data is Artur Królczyk (owner of "Domek w sam las").
  2. Personal data is processed for the purpose of handling reservations, performing the rental agreement, settlements and potential claim enforcement.
  3. Detailed information on data processing is available in the Privacy Policy, available on the Property website.

§8 Complaints

  1. Any comments regarding the stay or reservations about the quality of services provided should be reported immediately to the Lessor – in person, by phone or email.
  2. Written complaints can be sent to kontakt@domekwsamlas.pl.
  3. The Lessor will make efforts to process the complaint within 14 days of receipt and inform the Guest about how it was handled.

§9 Final Provisions

  1. Matters not regulated by these Terms are governed by the Civil Code and other applicable Polish law provisions.
  2. Any disputes arising from the rental agreement will be resolved first amicably, and in case of no agreement – by the competent local common court.
  3. These Terms enter into force on 01.12.2025 and apply to all reservations made from that date.
